Is it possible to remain in your property throughout any renovation project?

A.

Every property restoration or refurbishment is different, and we work to our client’s individual requirements at all times. It is usually possible to remain in the property during a renovation project, however it does depend on the extent of your requirements, and this can be discussed with you in a consultation prior to any work being commenced.

Who will be responsible for overseeing my project?

A.

There will be a project manager assigned to your works who will oversee the job from start to finish, along with the site consultants who make regular site visits to ensure the work is progressing accordingly.

Do I need planning permission to build my home extension?

A.

Not necessarily, it may be possible to build you extension under lawful* development, provided you meet the criteria set out in the government legislation introduced in october 2008. For you property to qualify it must be a house**, it must not be in a conservation area*** and if it is a leasehold property, you must have held the lease for at least 7 years. The lawful development regulations surrounding ground and first floor extension are quite complex and tend to be very specific to your property, for this reason they are best explained on an individual consultation basis, please give us a call to arrange this.

*this is also known as permitted development, they are the same thing.
**flats do not qualify, regardless of whether they are purpose built or converted.

***some London boroughs do allow ground storey extensions under lawful development in conservation areas.

How long does it take to draw up the plans for my extension?

It takes approximately 2-4 weeks to conduct the survey, draw up the plans and get them registered with the local authority.

How long does it take to get permission for my home extension?

A.

It takes approximately 8 weeks for the council to decided your application, this is the same for planning permission and lawful development.

Do I need to apply for building regulations for my home extension project?

A.

Yes, it is necessary to apply for building regulations when extending your property, but we can help with this.

How quickly can work commence?

A.

Typically, within 2-4 weeks of all permissions being obtained.

Construction work is usually completed within 7-10 weeks depending of course on size, style and specification of the extension.
